Buying in a Highly Competitive Market is Challenging
You will find tons of places that help you search for a home but that’s only the start. When you begin to seriously look at homes you will be facing stiff competition. Fifty-four percent of the buyers in the market are cash buyers and investors. In addition, six percent of the listings available are homes being “flipped” (meaning homes for sale that had previously sold in the prior six months), think more investors.
The average home buyer is competing for only 40 percent of the new listings you see in your search results.
What Can You Do for Me?
Help you find the Right Home. Finding the right home is likely to be the most difficult step you will face in the Home Buying Process. And the process of searching for a home been taking longer in each of the last four years; it took three months in 2015, only two months in 2011.
For more than half the home buyers surveyed in a 2013 survey conducted by the National Association of Realtors stated finding the right home was the most difficult step in the home buying process. An equal number reported what they wanted most from their real estate agent is to find them the right home to purchase.

Thats not to say that the average buyer turns to a real estate agent early in their search, most don’t. According to a survey by the California Association of Realtors, the home buying process begins long before buyers actually contact an agent. Increasingly buyers are using the Internet in their search for a home.
[blockquote]Nine out of 10 buyers used the internet at some point while looking for a home. For 56-percent of home buyers the Internet was their first step in the home buying process[/blockquote]
On average, buyers spent nearly four months considering a home purchase in 2015 prior to contacting a real estate agent; an amazing increase in time from the average of 12.2 weeks in 2012. Most of this time is spent in investigating homes and neighborhoods. Why is it taking so long?

With Valencia and Irvine I directly participated in the design of new communities, working with the brightest minds in the industry. I went on to consult internationally with master planned community developers in Asia and Russia.
